our process ...

As an architectural design studio, we follow the RIBA Outline Plan of Works that describes a project structure which has been proven to ensure the highest standards in project execution and is adopted as an international standard by many. The added benefit of the diligence required by this plan and the similarities involved in any designed solution means we are able to use it as a guide for any project. We ensure that you are kept informed and involved every step of the way.

 

A brief description of the works follows below:

 

00 – Strategic Definition

Our first meeting would be to discuss your needs and wishes. Good design ultimately means that we have to understand you and the project parameters thoroughly. We would analyse the potential of the site and/ or structure to satisfy your requirements and budget. We would also discuss scope and fees for the necessary project steps ahead. 01 – Preparation & Brief

Once appointed we would carry out a detailed survey of the site and its situation. Previous alterations, dimensions, structure, aspect, sun paths, views, access, services, legal status and local regulations are all considered to inform a set of drawings of the property and its context. In conjunction with the survey we will compile a set of objectives that will make up a project brief; essentially a combination of our first discussion, follow on meetings and subsequent site analysis.

 

02 – Concept Design

Diagrams, sketches, as well as follow up discussions on site condition all play a role in identifying and taking the first ‘big moves’. This is the exciting stage where we lay out the options and start to compile the ‘wish list’. Visually we consider light, space, circulation and materials whilst simultaneously evolving service strategies. We look at reference images and compile a picture of your tastes, preferences and lifestyle as well as working up a 3D model of the project.

 

03 – Developed Design

A more focused scheme begins to take shape as we refine the options and alternative arrangements. We also begin to look at materials, lighting, services as an ‘integrated whole’ whilst creating the documentation necessary for procurement. The work here is vital to generating the basis for a detailed set of drawings that will convey the necessary information to a contractor for accurate pricing and project timelines. This is generally the penultimate stage before appointing a contractor.

 

04 – Technical Design

We begin the process of integrating selected products, appliances and building systems into the set out space whilst ensuring that construction is following the agreed design. At this stage there are many details to consider and the majority of this stage is ‘unseen’ as it generally has no effect on the spatial concept and finish that we have developed with you. When there is a conflict we assess the options and discuss them with you in detail.

 

05 – Construction

Construction has several phases of it’s own; demolition, setting-out, foundations, new structural elements, weather proofing, service installation and application of finishes. Throughout this stage we coordinate with the contractors to ensure your design is translated from paper to reality via detailed drawings, regular site meetings and inspections and providing additional information and options as required.

 

06 – Handover & Close Out

As construction draws to an end we begin final inspections of finishes, details and ensuring systems are bought online correctly. We list defects and where necessary find solutions and correct them. Once this has been done to a satisfactory standard the project is handed over and ‘closed out’ by final payments being made.

 

07 – In Use

All new projects have a period of settling and very occasionally further defects arise or changes are made. We continue to support you through this time to help find solutions or by arranging a time for the contractor to correct them.
